The first joint IHOP-Applebee’s restaurant coming to the US: where and when it opens

The joint IHOP-Applebee concept Dine Brands has been developing will arrive in America in early 2025.

The parent company of the two chains said its first dual-brand restaurant in the US will be in Seguin, Texas. It is expected to open its doors in the first quarter of 2025.

Seguin is about 40 minutes northeast of San Antonio and is home to over 30,000 people.

Dine Brands is bringing the joint IHOP-Applebee concept to the city by renovating an IHOP restaurant in franchisee-owned R. Hakim Corp.

The news comes as Dine Brands CEO John Peyton told analysts and investors this week that the company is looking at 15 sites in the US for joint IHOP-Applebee’s restaurants and “continues.[d] staying on track to open our first US home location” in the Texas city.

Diners can expect the joint IHOP-Applebee’s restaurant in Seguin to feature a shared kitchen and a combined menu. Its restaurant will offer both IHOP and Applebee’s categories, according to a planned dual-brand restaurant image.

Peyton said in a statement that the design of the two restaurants “allows IHOP to shine in the morning and Applebee’s to succeed in the afternoon and evening.”

“The menu uses a different offering of each product to extend the lunch hours and provide more choice, variety, and value to guests,” he said.

The vice president of R. Hakim Corp CEO Danny Hakim said guests “can enjoy the best of both brands at any time of day in one great restaurant” if the concept takes off in Seguin.

Dine Brands’ joint IHOP-Applebee’s concept has been in the works for a long time. The company began testing it in non-US markets, having opened 13 worldwide so far, including three in the third quarter.

Those dual-brand restaurants have “performed well” and are bringing in “on average about 1.5 to 2 times the revenue of a single-brand restaurant,” Peyton told analysts and investors this week.

“We are excited about the growth of the dual brands concept globally and we are excited about the potential of this opportunity internally,” he said.

“It is important for us to be aware of dual brands that its driver is not the suggestion of consumers, in fact the economy of our owners and developers,” he said. “It’s definitely a B2B product, in the sense that you have complementary lunch sections, a shared kitchen, a common menu, a cross-train staff.”

IHOP-Applebee’s international joint venture restaurants are located in Mexico, Canada, UAE, Kuwait, Saudi Arabia, Peru and Honduras, according to Dine Brands.

Pet sites are interested in the concept of two-character restaurants especially “the existing IHOPs plus Applebee’s,” according to the CEO of Dine Brands.

The company believes this concept can help improve economies of scale and growth across its entire system, Peyton said.

Dine Brands said its global restaurant count for Applebee’s and IHOP brands was 1,618 and 1,809, respectively, at the end of the third quarter, including its current 13 dual-brand locations.

The company also owns Fuzzy’s Taco Shop as of late 2022. There are 119 of those across the country.
